San Gabriel in Albuquerque, NM
San Gabriel is a quiet grid of streets in the middle of Albuquerque's Northeast Heights, and most people find it by accident on their way somewhere else. Drive Comanche east of Eubank and you're running along its southern edge. Anyone shopping San Gabriel homes for sale is looking at a 1960s and 70s neighborhood with big lots, old shade trees, and nobody telling you what color to paint the trim.
The four streets that box it in
The old San Gabriel Area Neighborhood Association drew the lines plainly: Montgomery Boulevard on the north, Morris Street on the east, Comanche Road on the south, Eubank Boulevard on the west. All of it sits in 87111 and in City Council District 8. In MLS listings you'll usually see it written as San Gabriel Village, which is the subdivision name agents type in.
One thing to know before you buy here. That neighborhood association wound down a few years back. The board said as much on its own site, that Nextdoor and the city's 311 line had absorbed most of what it used to do. So there are no dues and no meetings. Some buyers love that. Others miss having an organized voice when a zoning case pops up on the Montgomery frontage.
What the houses are actually like
Mid-century Heights, through and through. Low-slung ranch houses, nearly all single story, built while Albuquerque was pushing east toward the mountain. Brick and stucco. Attached two-car garages. Three or four bedrooms, generally 1,400 to 2,000 square feet, often with a den or a family room off the kitchen. A few flat-roofed pueblo-style houses are mixed in among the pitched roofs.
The lots are the real draw. Wider and deeper than anything a production builder hands you today, with front-yard trees that have had fifty-odd years to fill in. Some owners have pulled the grass and gone to gravel and desert plantings. Plenty haven't. Without an HOA, the street reads a little uneven, and that's part of the deal.
Be honest with yourself about age. Houses this vintage often still carry the original evaporative cooler on the roof, cast iron or clay sewer lines under the yard, and single-pane aluminum windows. Some have been taken down to the studs. Others got one kitchen remodel in 1994 and nothing since. Get a sewer scope. Ask what year the roof went on, and if it's flat, ask twice.
Schools and the walk to them
Mitchell Elementary sits at 10121 Comanche Rd NE, right on the neighborhood's south boundary, which means a lot of these families genuinely walk their kids to school. Hoover Middle School is at 12015 Tivoli Ave NE and has been open since 1966. Eldorado High, at 11300 Montgomery Blvd NE, opened in 1973 and is a short drive east along the north edge. APS boundaries do get redrawn, so confirm the current assignment with the district for any specific address rather than trusting a listing sheet.
Errands, trails, and getting out
Day-to-day shopping is at the Montgomery and Eubank corner, including the Sierra Vista center at 9500 Montgomery Blvd NE. The Juan Tabo library branch is a few minutes away at 3407 Juan Tabo Blvd NE, and Holiday Park Community Center at 11710 Comanche Rd NE covers the gym-and-rec-programs side of things.
Commuting is straightforward. Eubank runs south about two miles to I-40, then keeps going all the way to the Eubank gate at Kirtland Air Force Base and Sandia National Laboratories, which is why so many people in these streets work down there. Montgomery carries you west toward I-25 and Uptown. Head the other direction and Tramway puts you at the foothills in ten minutes, with the Elena Gallegos and Bear Canyon trailheads on the Sandia front. You're around 5,600 feet here, and the ground keeps tilting up to the east, so a fair number of these houses catch the mountain from the back yard and the sunset off the Sandias from the front.
Who it suits, and who it doesn't
This is a good fit for someone who wants an established Northeast Heights address, a real yard with grown trees, and the freedom to park a boat in the driveway. It suits people who don't mind putting money into a house that has good bones and dated systems.
It's a poor fit if you want new construction, a pool and clubhouse, or a set of rules keeping the block uniform. Those things exist in Albuquerque, just not here.
