Raynolds Addition in Albuquerque, NM

Raynolds Addition is one of Albuquerque's older platted neighborhoods, and it still reads that way on the ground. Developer P.F. McCanna laid out the 33-acre tract in 1912. The Raynolds Addition Company handled the selling, with Joshua Raynolds as president from 1913 until his death in 1916, and the name stuck. People who go looking at Raynolds Addition homes for sale are usually after one specific thing: a pre-war house on a real street grid, a short walk from downtown.

The neighborhood association draws its lines plainly. Central Avenue on the north, south to the alley between Coal and Iron, from 6th Street on the east out to the alley between 14th and 15th on the west. All of it sits in 87102.

The houses, and what you're buying into

Craftsman bungalows are the backbone here. Low porches, deep eaves, wood floors under whatever carpet the last owner put down. You'll also find Prairie-style boxes, stuccoed Southwest-style houses, garden apartments, and a few of the earliest apartment buildings in the city.

Building went slowly. The plat is 1912, but the real filling-in ran from the 1920s into the 1940s, which is why a single block can hold four decades of taste. Lots are small and rectangular. Alleys run behind most of them. Garages, where they exist, are detached and off the alley, and plenty of houses have none at all.

It isn't uniform, and that's the thing to understand before you write an offer. Duplexes and small apartment buildings sit next door to single-family homes. That mix is original to the place, not a recent zoning accident.

Be realistic about condition. Swamp coolers, old wiring, additions somebody's uncle framed up in 1978. Some of these houses have been restored down to the studs and some haven't been touched since Eisenhower. Pay for a thorough inspection and get a sewer scope while you're at it.

The Aldo Leopold block

The west side of 14th Street just below Central is the Aldo Leopold Neighborhood Historic District — eight houses, 105 to 135 14th St SW, all built between 1913 and 1920. It went on the National Register in October 2002. Leopold, who more or less invented wildlife ecology in this country, lived at 135 during his Albuquerque years from 1914 to 1924. The neighborhood association still holds its monthly meetings in his house, first Thursday at seven.

Parks, schools, and Saturday mornings

Washington Middle School anchors the middle of the neighborhood at 1101 Park Ave SW. It opened in 1923 as Washington Junior High, making it the oldest middle school in Albuquerque still in operation, and it runs now as a dual language and fine arts academy. The park beside it was renamed Bennie J. Hargrove Park in 2023 in memory of a Washington student. Lew Wallace Elementary, at 513 6th St NW, has been open since 1934. Albuquerque High covers the area for high school.

Saturday mornings from April through November, the Downtown Growers' Market fills Robinson Park at 8th and Copper, a few blocks up from Central. The neighborhood association runs the free bike valet there. That tells you something about how people actually get around here.

The association stays busy in general: a community garden, the murals on Washington's walls, luminarias at 10th and Park on Christmas Eve, a block party for National Night Out. The entrance at Park and 10th was a neighborhood project back in the 1990s, along with the xeric gardens and the carved elm stumps you'll notice on a walk. There are no dues and no HOA. Membership is just living here.

Commuting, and the honest trade-offs

I-25 is a few minutes east and I-40 a few minutes north, but the real selling point is that downtown is walkable in the literal sense. Central is old Route 66 and carries the ART line, so Nob Hill and UNM are reachable without a car. The Alvarado Transportation Center and the Rail Runner platform are a short ride off.

Two cautions worth saying out loud. Lead and Coal run one-way through the neighborhood and traffic moves on both, so a house fronting either one lives very differently than a house on Silver or Gold. And this is genuinely inner-city Albuquerque, down on the valley floor near 5,000 feet rather than up in the Heights. You get mature shade trees the Heights can't grow, and you get downtown at your doorstep, with everything that means in both directions. Anyone after a new build with a three-car garage should be looking on the Westside or in Rio Rancho. Anyone after a 1925 bungalow with a deep porch is in the right few blocks.
