Peppertree in Albuquerque, NM

Peppertree is a residential neighborhood in Albuquerque's far Northeast Heights, squared off by Academy Road on the north, Spain Road on the south, Lowell Street on the west and Tramway Boulevard on the east. Streets carry a tree theme and end in cul-de-sacs, and the housing runs to semi-custom work from the 1980s and early 1990s by builders including Inman Homes, Rutledge and Scott Patrick Homes, in Spanish, Pueblo and Southwest Contemporary styles. Coachman Estates, Peppertree Place and the Terraces at Peppertree sit inside the same boundaries. City open space and the Sandia foothills begin just past that eastern edge.

The area is organized as the Peppertree/Royal Oak Residents Association, a New Mexico nonprofit registered with the city's Office of Neighborhood Coordination. It divides the neighborhood into nine districts, each with its own board representative, and annual household dues pay for four standing events: a garage sale in June, a July 4th parade, an August annual meeting with an ice cream social, and a holiday stroll in December. The association also acts as the neighborhood's voice with city government. Dues buy membership rather than maintenance, and no mandatory homeowners association governs the area as a whole.

Tramway Boulevard, State Route 556, runs the length of the east side and carries the paved Tramway Trail north toward Elena Gallegos Open Space and Albert G. Simms Park. The Michial M. Emery Bear Canyon Trailhead sits where Spain Road meets Tramway, and city open space follows Bear Canyon on both sides of the boulevard, with a mountain bike route climbing east toward the foothills. Spain Road doubles as an unsigned bike route heading west along the arroyo. Shops and services gather at the Academy and Tramway intersection.
