The lay of the land

Parkland Hills sits on the Southeast Mesa, a couple of miles from downtown and just south of Nob Hill. Carlisle forms the western edge, San Mateo the eastern one, with Silver above and Gibson below. Everything inside that box is 87108. If you're browsing Parkland Hills homes for sale you'll see the same place listed under three or four names, because Ridgecrest is the tree-lined boulevard running through the middle of the subdivision and the name stuck to the whole thing. Parkland Hills, Ridgecrest, Parkland Hills/Ridgecrest. Same neighborhood.

The street plan is the first thing people notice. Instead of a grid you get curves, circles and short blocks that don't line up with anything around them: Parkland Circle, Ridgecrest Circle, Grandview, Carlisle Place. That was deliberate. The early part of the subdivision was laid out on City Beautiful principles, with a planted median down Ridgecrest and small green spaces dropped in at the corners. It's why the place feels quieter than its address suggests. Through traffic has nowhere to go.

The houses

The Albuquerque Journal announced the first two bungalows going up in the Parkland Hills Addition in August 1926, and building carried on for roughly forty years after that. Two clear waves. Before the war you get Mediterranean Revival and Spanish and Pueblo Revival stucco, brick bungalows, hardwood floors, plaster walls, real fireplaces. After the war the remaining lots filled in with Modernist and ranch houses: low, wide, big windows, carports. Square footage is modest by Northeast Heights standards, and two and three bedrooms are the norm, though a handful of larger customs and gut-remodels sit in the mix. Most houses are on tidy city lots with alleys behind them and old trees out front. Sycamores, elms, cottonwoods, sixty years established and more. Almost nothing here is new. The neighborhood was built out generations ago and the only new construction is the rare infill on a vacant lot.

Parkland Hills is a listed historic district on the National Register of Historic Places, its nomination completed in 2019. Worth understanding what that does and doesn't mean: National Register listing is largely honorific. It doesn't put a design review board between you and a window replacement the way a city historic overlay zone would.

Parks, and the walking

Small green spaces are the real amenity. Ridgecrest Park runs along Ridgecrest Drive, Eunice Kollach Park sits off Ridgecrest Circle, and Hermosa Green and Beyer Park are down by Parkland Circle and Carlisle Place. None of them are big. All of them are shaded, with benches and picnic tables, and people use them hard. The median itself works as a linear park. There are dog walkers and joggers on it at just about every hour.

The Parkland Hills Neighborhood Association is genuinely active, at ten voluntary dollars a household per year. It runs National Night Out at Ridgecrest Park in August and a Fall Fest at Eunice Kollach in October, and it has been putting together weekend meal packs for students at Whittier. None of that is an HOA. There's no association fee here, no dues you're obliged to pay, no covenants over your paint color.

What's close

Central Avenue and Nob Hill are five minutes north, which covers coffee, bars, restaurants and most of your errands. UNM and the hospitals are a short drive up Carlisle. Kirtland Air Force Base, Sandia National Laboratories and the VA all sit just south of Gibson, and that's the reason plenty of people buy here — you can be at a badge gate in ten minutes. The airport is about the same. I-25 is west along Gibson, I-40 is north via Carlisle or San Mateo, and San Mateo drops you into the markets and restaurants on the east side.

Schools

This is APS Highland cluster territory. Bandelier Elementary on Pershing serves a good part of the neighborhood, Whittier covers other blocks, and from there it's Wilson Middle and Highland High. Attendance lines are cut fine through here. Two houses on the same street can feed different elementaries, so confirm any specific address with APS rather than trusting what a listing says.

Who it fits

Buyers who want character and a central, walkable address, and who aren't nervous about a house older than they are. That's the honest summary. The trade-offs are real. Plumbing and wiring from the 1930s or 1950s has usually been updated once and is often due again, closets are small, a fair number of houses still run swamp coolers rather than refrigerated air, and garages are detached off the alley or missing entirely. Lots are city-sized, not suburban. The edges are busier than the middle, and a house facing Gibson or San Mateo hears traffic that one on Parkland Circle never does. Price reflects that. Want an open plan, a three-car garage and a big yard? Go northeast. Want a brick bungalow under an old tree, ten minutes from most of Albuquerque? There's a short list of neighborhoods that deliver it and this is near the top.
