North Campus in Albuquerque, NM
North Campus is a small neighborhood most people in Albuquerque drive past without noticing. It sits directly north of Lomas Boulevard, between Girard on the east and the UNM North Golf Course on the west, with Indian School Road capping it at the top. All of it is 87106. If you're looking at North Campus homes for sale, the first thing to understand is how few houses there actually are inside those lines.
Waggoman's long view
The bones of this place date to 1947. A local developer named R. B. Waggoman had picked up 80 acres out on the east mesa in 1942, and once the university put in its golf course he replatted the land as the Vista Larga Addition. Long view. That isn't marketing language, it's what you get standing on Columbia or Cornell looking west across the fairways.
Waggoman laid it out with curving streets, circles and dead-end cul-de-sacs he called courts. Harvard Court, Vista Larga Drive and Court, Stanford, Cornell, Columbia, plus Haines and Hannett running east and west. He deliberately kept houses from fronting Indian School. Lots ran about 100 by 120 feet, roughly double what the Lobo Addition next door was selling at the time, and the natural drainage from the arroyos was left more or less alone instead of graded flat.
Building ran from 1947 into the mid-sixties, with 1956 the busiest year by far. The last contributing house was finished in 1967 on Columbia. In 2016 the western half of the addition was listed on the National Register as the Vista Larga Mid-Century Modern Residential Historic District, 112 contributing houses, the first mid-century modern residential district in New Mexico.
What the houses are like
Mostly one-story ranch houses with low-pitched roofs and long horizontal lines. Mixed in you'll find Spanish-Pueblo Revival and Territorial Revival, plus a handful of Contemporary and flat-roofed International Style houses that still read as modern seventy years on. A lot of them were custom built rather than run off a tract plan, so two houses on the same block can be nothing alike.
Be honest with yourself about the age, though. Original steel casement windows. Plaster walls that don't take kindly to a sledgehammer. Swamp coolers on the roof and panel boxes an inspector will have opinions about. Some have been renovated carefully and some haven't been touched in decades. What you get in exchange is square footage on a real lot with trees you can't buy new anywhere in this city. Sizes run from compact postwar houses up to big custom homes backing the course.
Walking distance to work
This is a hospital and university neighborhood, plain and simple. UNM Health Sciences Center, UNM Hospital and the law school all sit on North Campus itself, and the main campus is one crossing of Lomas away. Plenty of people here walk to work. That also means the mix leans more toward rental tenure than most established Albuquerque neighborhoods, which is worth knowing going in rather than finding out after closing.
Parks, errands and getting out
Bataan Memorial Park is just southeast at Lomas and Amherst, named back in 1943 for the 200th and 515th Coast Artillery Regiments. Big shade trees, a wide walking loop, open lawn. Netherwood Park is a few blocks north across Indian School. The UNM North Course at Tucker and Yale is nine holes, open to the public dawn to dusk year round, with New Mexico resident rates that are hard to argue with.
Groceries and restaurants are a short drive in any direction, and Nob Hill is straight down Girard to Central. The corner at Carlisle and Indian School has been a sore subject locally. When a fuel company proposed a gas station on the old Whole Foods site, neighborhood associations here filed more than 400 letters of opposition and the city zoning examiner denied it. That tells you something about how organized people are around here.
Commuting is easy. The Big I is right at the corner of the neighborhood, so I-25 north or south and I-40 east or west are both a few minutes away.
Schools
Albuquerque Public Schools serves the area. Montezuma Elementary sits at 3100 Indian School NE right at the north edge, and Jefferson Middle is at 712 Girard NE just south of Lomas. High school students generally head to Albuquerque High downtown. APS redraws boundaries from time to time, so confirm the assignment for a specific address before you write an offer.
Who it suits
There's no HOA here and no design review. Nobody is going to tell you what color to paint your front door. Nobody is going to stop your neighbor either, and on a few blocks you'll see that. The North Campus Neighborhood Association is active and vocal, but it's voluntary and it doesn't run the place.
Who does well here: faculty and medical staff who want to walk to work, buyers who genuinely like mid-century houses and will maintain one, anyone who wants a large lot this close to the middle of town. Who doesn't: someone set on an open-plan new build, a three-car garage, or a street with no student turnover at all. Houses don't come up often in this pocket. When one on the golf course does, it doesn't sit long.
