People searching Netherwood Park homes for sale are usually looking for one specific thing: a mid-century house on a curving street with real trees over it, close enough to the University of New Mexico to walk to campus. That's what this pocket is. It sits north of Indian School Road, south of Menaul, east of the North Diversion Channel and west of Girard, in 87106, behind the UNM North Golf Course. Thousands of people drive Carlisle and Indian School past the entrances every day and have never turned in.

A subdivision much older than its houses

The land story here is genuinely unusual for Albuquerque. Three women bought the ground in 1896 and 1897 — Alcinda Morrow and Martha Taylor, both UNM professors, and Ada Cutler, an elementary teacher. Cutler later married Edwin Netherwood, a builder, and the two of them platted the Netherwood Park First Filing in 1913 with 1,646 lots nominally 25 feet wide. Almost nothing got built on it for forty years.

What you see today came from the 1951 replat by Edward and Edna Schell, after the city annexed the area. They threw out the narrow grid and drew curving roads, cul-de-sacs and much bigger lots, and set aside land for a park and a school. Streets went in around 1954. Houses followed from the mid-1950s through the end of the 1960s. Later replats gave up roughly 90 acres to the North Diversion Channel in 1957 and to I-40 in 1969.

What the houses are actually like

This was never a single builder stamping out one plan. Andy B. Poe, John H. Hill and Arnold Miller did most of the work, and the result is a mix: solid, modest brick ranches sitting a few doors down from architect-designed mid-century modern houses. Harvey Hoshour and Art Dekker both have work in here. Netherwood Park regularly turns up on the ABQ Mid Mod home tour, and deservedly.

Expect flat and low-pitched roofs, clerestory glass, brick and block, carports, and floor plans that open to a private back yard rather than to the street. Lots are wide by Albuquerque standards because of that 1951 replat. Three and four bedrooms is the norm. Sizes run from compact single-story ranches up to some substantially larger custom homes, and the current listings on this page will show you where the range sits.

Be honest with yourself about the age. Sixty-plus-year-old houses come with sixty-plus-year-old plumbing, single-pane windows, swamp coolers on the roof and kitchens that were charming in 1961. Some have been beautifully redone. Some have not. Get the inspection, look hard at the sewer line and the electrical panel, and price the difference in.

The park most people never find

There are two. Netherwood Park itself is at 2613 Morrow NE, a city park with big shade and open grass. On Wednesday evenings in season, food trucks pull in and a hundred or so neighbors show up to eat under the trees. It's the most reliable social thing in the neighborhood.

The other one is the Urban Forest Park off Notre Dame Dr NE, reachable only from two dead-end streets, Lafayette and Notre Dame. It was set aside in the original plat, developed in 1965 as a view park with no playground, and a developer tried to build houses on it in 1976. The neighbors won. It's dense, wooded and genuinely quiet, and if you don't live nearby you will never stumble onto it.

The North Diversion Channel bike path runs along the west edge, which puts you on a car-free route north toward Balloon Fiesta Park or south into the valley trail system without ever crossing a busy road.

Getting anywhere from here

I-40 is a minute south, with interchanges at Carlisle and Girard, so the west side, the airport and Sandia Labs are all straightforward. UNM main campus, downtown, and the hospital district are close enough that a lot of people here work at one of them. Everyday shopping is Carlisle and Indian School or the Menaul corridor. Nob Hill and Central Avenue are a short drive south for restaurants.

Schools

Listings here typically feed Montezuma Elementary, Jefferson Middle School at 712 Girard NE, and Albuquerque High. APS boundaries do get redrawn, so confirm the current assignment with the district before you write an offer on that basis.

Who it suits

There's no HOA. No dues, no architectural committee, no one telling you what color to paint the door — which is part of why the mid-century houses here have kept their character instead of being renovated into sameness. The trade-off is that nothing is enforced, so yards and upkeep vary block to block. The Netherwood Park Neighborhood Association has been active since 1987 and covers roughly 400 houses and apartments in the North University area, but it's a voluntary association, not a governing body.

This works well for people who want an established address near the university, don't mind an older house, and value trees and quiet over new finishes. It works less well if you want a three-car garage, an open-concept kitchen out of the box, or a newer build. Nothing new is going up here. The neighborhood was finished decades ago.
