Kirtland Air Force Base and the airport line the edges of the master plan, and Netflix's studio campus and CNM's Innovation campus are a short drive rather than a real commute — worth knowing if you or a spouse works at either. What isn't built out yet is retail within walking distance. Grocery runs and dinner out still mean a drive toward the older Southeast Heights or across to Isleta Blvd, and that's the honest trade for being first in.

Who it suits

Good fit for a first-time buyer or someone downsizing who wants new construction without paying for a custom lot, and for anyone drawn to the aerospace and tech jobs clustering around Mesa del Sol without wanting to live on the base. Less of a fit if you want mature trees, an established yard, or a neighborhood with decades of character — that's still years off out here. Kids land at Bandelier Elementary and Jefferson Middle, both Albuquerque Public Schools serving the wider Mesa del Sol area, with Albuquerque High covering the high school years.

The setting

Mesa del Sol means table of the sun, and the name fits — the whole development sits up on a bench above the Rio Grande valley.
