Ask anyone who's spent time house-hunting in the Northwest Heights and they'll tell you Paradise Hills is a big neighborhood — it stretches from Coors Blvd out toward Golf Course Road, filled in mostly through the 1970s, 80s and 90s. The Knolls of Paradise Hills is the newer corner of it, a pocket tucked between those same two boundary streets where builders came back through in the early 2000s and filled in the last open ground. Where it sits

The Knolls sits on the eastern side of 87114, bounded by Coors Blvd to the east and Golf Course Road to the west, with the older core of Paradise Hills just to the south. Coors is the commercial spine here — grocery stores, fast food, the strip retail you actually use on a Tuesday — and it's close enough to reach from most of the Knolls without being loud enough to hear from your backyard. Head west and the ground opens up fast. Piedras Marcadas Canyon and the open space of Petroglyph National Monument aren't far, and that western horizon is part of why lots on this side of the neighborhood tend to have a view worth sitting on the patio for.

The houses themselves

Because this pocket filled in later than the rest of Paradise Hills, don't expect the older brick-ranch look you'll find a half mile south. These are early-2000s single-family builds: stucco, pitched roofs, two-car garages, the Southwest production-home style that was standard around Albuquerque at the time. Lots run the usual suburban size, not oversized, not cramped. There's no HOA running the Knolls, so you won't find a monthly due on your closing statement or an architectural committee weighing in on your paint color — some buyers like that freedom, others miss having someone else chase down the guy who never mows his lawn. Worth knowing either way.

Schools

Kids here feed into Petroglyph Elementary, James Monroe Middle and Cibola High School, all Albuquerque Public Schools. It's a straightforward, unbroken feeder line, no school-choice gymnastics required, which matters to a lot of the families who end up shopping this pocket specifically.

Getting around

Golf Course Road and Coors both run north-south and connect down to Paseo del Norte, the quickest way out to I-25 or across the river if your commute runs that direction. It's also the route most people use to get up into Rio Rancho for the bigger box stores. If you golf, Paradise Hills Golf Course on Country Club Lane has been there since the early 1960s, a Red Lawrence design and one of the older courses on this side of town. It's not a gated golf community and these homes aren't fairway lots, but it's a five-minute drive for anyone who wants to play a quick nine after work.

Who it suits

This fits someone who wants a newer house — updated wiring, newer roofs, layouts from this century — without paying Rio Rancho new-construction prices or driving that far out. It suits a family that wants the APS Cibola feeder pattern locked in without debating boundaries. It's less of a fit if you're after a big lot, mature trees, or the kind of mid-century character some buyers go looking for in the older sections of Paradise Hills. That's a different drive, a few blocks south.
