Glenridge Park in Albuquerque, NM

Glenridge Park is small, and that's the first thing to know about it. One gated lane off Skyline Rd NE, east of Juan Tabo and a few blocks south of I-40, in the 87123 ZIP. You could drive Juan Tabo a thousand times and never notice the entrance. Most buyers who end up looking at Glenridge Park homes for sale got there sideways, while shopping the east side for something that costs less than a detached house.

Townhomes, not houses

Start here, because it saves people a wasted showing. These are attached townhomes. Two stories, two-car garage, a small walled patio where a yard would be. Building started in 1999 and the lane filled in over the next few years, so the whole place reads late-1990s to early-2000s: stucco, tract-level Southwest Contemporary detailing, nothing custom. Plans generally land between about 1,400 and 1,800 square feet, with three or four bedrooms and two to two and a half baths.

Built out is built out. No new construction is coming, and there's no room for any. Everything that trades here is resale, and it doesn't trade often, because one short lane just doesn't produce much turnover. Watch the listings on this page rather than trying to time it.

The gate, and what the HOA actually does

There's a real gate and a real association. Dues are modest by Albuquerque standards, and they cover the entrance, the shared landscaping and the common areas. That's it. No pool, no clubhouse, no gym. What you're buying is a controlled entrance and a lane that looks consistent because somebody enforces the rules. Plenty of people want exactly that. Others figure out somewhere around the closing table that they resent being told what they can leave parked out front. Work out which one you are first.

Getting around

Access is simple. South on Juan Tabo from I-40, then east on Skyline. Both the Juan Tabo and Eubank interchanges are close, so you're on the freeway quickly, and Central Ave is a few blocks south when you'd rather take the surface route. That combination is why this pocket has always drawn people working at Kirtland and Sandia Labs. Tramway is minutes east if you're heading north along the foothills. Everyday shopping sits on Juan Tabo, including the Manzano Shopping Center at 800 Juan Tabo Blvd NE, with bigger runs down Central or up at the I-40 retail.

Schools and the streets around it

The assigned schools in this pocket sit unusually close together. Tomasita Elementary is at 701 Tomasita St NE and Kennedy Middle is at 721 Tomasita NE, essentially next door to one another, with Manzano High over on Lomas. APS boundaries move, so confirm yours with the district before you count on it.

Geographically the lane sits inside the Supper Rock neighborhood, whose association has been organized since 1987 and covers ten subdivisions along this stretch of the east side. Supper Rock Park is on Monte Alto Dr NE, and the name is literal. There's an actual rock, big enough that climbers still work its faces. The ground rises steadily as you go east from here, and the Copper Ave trailhead at the far east end of Copper puts you on Foothills Trail 365 and into the Sandia Foothills Open Space in about ten minutes by car. Second-floor windows facing the right direction get the mountain.

Who it suits

This is a low-maintenance address. It works for people who don't want to own a lawn, for downsizers, for a commuter who's out of town half the month, and for buyers who'd rather have a garage and a gate than a yard they'll never use. A share of the units have historically been rented out, which is worth asking about before you buy.

It won't suit everyone. Shared walls are shared walls. If you've got two dogs and a kid who needs somewhere to run, look at the detached subdivisions north of I-40 instead. There's no real RV parking, the lots are tight, and on a still night you'll hear Juan Tabo and the freeway. None of that is a defect. It's the trade you make for a gated townhome you don't have to maintain in an established part of Albuquerque, and the people who are happy here made that trade on purpose.
