Ciudad Vista in Albuquerque, NM
Ciudad Vista is a small foothills pocket on the far east side of Albuquerque, sitting just south of Lomas Blvd NE and a few hundred yards west of Tramway. Monte Largo Drive NE is the spine of it. Ciudad Ct, Vista Ct and Turner Drive branch off, and that's most of the plat. Ciudad Vista homes for sale don't come up constantly, and when one does it often goes to somebody who already knew the streets.
The lay of the land
This is where the city grid gives out. The ground runs up into the Sandia Foothills Open Space, which the city measures at roughly 2,650 acres ranging from 5,720 to 6,800 feet. Ciudad Vista sits near the low end of that band, and the elevation is the whole point: west-facing lots look out over the valley, and on a clear evening you can pick out the volcanoes on the west mesa.
One honest caveat. These streets were laid out in the late 1970s and the trees have had almost fifty years to fill in. A fair number of houses here own a view they can no longer see. Fixable, but budget for a tree crew.
The houses
Almost everything dates to the back half of the 1970s. Pueblo-style stucco, low-pitched and flat roofs, deep-set windows, the odd split-level where the builder followed the slope instead of cutting into it. Most land in the high 1,700s to low 2,200s in square feet, three or four bedrooms, two baths, two-car garage. Lots run around a fifth of an acre. That's more ground than the tracts built ten years later in the Heights, and not so much that you lose Saturdays to it.
Buy a house of this vintage and you buy its systems along with it. Ask about the roof. Ask whether the kitchen has ever been opened up, and whether the cooling is refrigerated air or still an evaporative unit on the roof. Some of these have been taken down to studs and redone. Some haven't been touched since the first owner, and the gap between the two is the single biggest thing driving what people pay in here. There's no HOA, no dues and no architectural committee, which you can read off the front yards as you drive through.
Parks and trails
Embudo Hills Park sits at Lomas and Monte Largo, right at the top of the neighborhood. Playground, benches, picnic area, and a 0.4-mile paved loop with fitness stations that the city lists as a Prescription Trail. That's the everyday one. Walk it at dusk and you'll pass half your neighbors.
The real hikes are five minutes away. Indian School Rd NE climbs east past Tramway and dead-ends at the Embudo Canyon trailhead, which puts you on Embudo Trail #193 or the Foothills Trail #365 running the length of the range. Supper Rock Park is just south, six acres built around the rock outcrop it's named for, with a dog area people drive to. The paved Tramway Trail runs along the boulevard if you ride.
Wildlife comes with the elevation. Coyotes, roadrunners, rattlesnakes in the warm months, and bears working down the canyons in a dry summer. Secure the trash, don't leave pet food out.
Getting around, and getting groceries
Tramway is why people accept being this far east. Head north and it's the scenic run to Paseo del Norte and I-25. Head south and you're at the I-40 interchange in a couple of minutes with barely a light in between. Kirtland and the labs are an easy drive, which is a big part of who has owned these houses over the years. Downtown, UNM and anything across the river are a genuine haul. That's the trade, and you should be clear-eyed about it before you commit.
The Smith's at Tramway and Central handles groceries. Four Hills Village on Central Ave SE covers a lot of the rest, and Juan Tabo and Lomas has the wider run of restaurants. The Lomas Tramway Library on Eastridge Dr NE is the nearest branch.
Schools, and who this suits
Albuquerque Public Schools currently assigns this area to Collet Park Elementary on Morris St NE (the MLS usually spells it Collett), Grant Middle, and Manzano High on Lomas Blvd NE. Check with the district before you write an offer. Boundaries move, and the elementary is a drive from here rather than a walk.
Who it works for: somebody who wants foothills access and real elevation without paying Sandia Heights prices, and who is comfortable with a house that's already had one life. Who it doesn't: a daily commuter headed west, or anyone set on new construction. There is none. This plat filled in decades ago and the only way in is a resale, so it's worth watching what comes up on this page.
