Broadmoor in Albuquerque, NM

Broadmoor is a postwar subdivision on the eastern edge of Albuquerque's Nob Hill, bounded roughly by Brockmont and Copper avenues, with Morningside Drive and Washington Street closing the sides. It was platted in 1945, and construction filled the blocks over the decade that followed. The plan bends its streets into curves instead of a strict grid, a deliberate way to slow traffic, and the housing is detached single-family, some of it unstyled and some in regional idioms such as Pueblo Revival. In 2022 the addition was listed on the New Mexico State Register of Cultural Properties and then on the National Register of Historic Places.

Broadmoor is one of six subdivisions that make up Nob Hill, alongside Monte Vista, College View, Mesa Grande, Granada Heights and the eastern half of University Heights. Four of them are recognized historic districts: University Heights, platted in 1906, Granada Heights in 1925, Monte Vista and College View in 1926, and Broadmoor itself.

Central Avenue runs just to the south and splits the wider neighborhood into quadrants; it took U.S. Route 66 in 1937, and the retail strip along it grew after the Nob Hill Business Center opened in 1947, still a run of mostly locally owned storefronts. The University of New Mexico campus sits to the west, and Washington Street marks both Broadmoor's eastern line and the eastern edge of Nob Hill.
