Broadmoor in Albuquerque, NM

Broadmoor is a small postwar addition in the northeast corner of Nob Hill, roughly six blocks by four, and it's one of the few places in Albuquerque where you can buy a National Register house and still walk to Central Avenue for dinner. Most people looking at Broadmoor homes for sale have already driven Route 66 and decided they want to be near it without being on it. That's the pitch, and it holds up.

Where it sits

Brockmont Avenue on the north, Copper on the south, Morningside Drive on the west, Washington Street on the east. Everything is an NE address and everything is 87108. Lomas is just up the hill, Central a short walk south. The streets curve, and that was on purpose: the 1945 plat used curving blocks to slow traffic, which was fairly new thinking at the time. Seventy-odd years on it still works. Nobody cuts through Broadmoor, because there's nowhere for them to be going.

What the houses are like

Platted in 1945, built out by about 1955. Ten years, one architectural conversation. You get small detached single-family houses, one to three bedrooms, almost all single story. Some are flat-roofed Pueblo Revival with parapets and canales. Plenty of others carry no style label at all: a stuccoed or brick postwar box, built well, built quickly, because Albuquerque was absorbing everyone who came home from the war and everyone the labs were hiring.

Lots are modest and rectangular, front yards shallow. The trees are the payoff. They're seventy years old, and on the better blocks they meet over the street. No new subdivision can sell you that.

Be honest with yourself about the work, though. Two houses on the same block can be twenty years apart in condition depending on what a previous owner did with the kitchen, the bath, the swamp cooler and the garage. Some garages here were converted to a third bedroom decades ago. Get an inspector who has actually crawled around 1950s Albuquerque construction.

The historic district, and what it doesn't do

Broadmoor Addition went on the New Mexico State Register of Cultural Properties in January 2022 and the National Register of Historic Places that July. Buyers get nervous when they hear this, and they shouldn't. There's no design review board and no permission slip for your paint color. The historian who prepared the nomination described the listing to the neighborhood association as all carrot and no stick. The carrot is real: owners of contributing properties can claim New Mexico state tax credits on qualifying, pre-approved rehabilitation work. If you're planning to redo a 1951 house anyway, that's worth a call to the state Historic Preservation Division before you start.

There's no HOA either. No dues, no architectural committee, no RV rules.

Parks, Central Avenue, and the drive

Morningside Park sits at 300 Aliso NE, a few minutes on foot from most of the addition. It's a neighborhood park, playground and grass, not a destination. Hiland Soccer Park and Fox Memorial Park are close as well. For anything bigger, the Sandia foothills trailheads are about twenty minutes east.

The real amenity is Central. Nob Hill's shops, breweries and restaurants run from Girard east to Washington, which puts Broadmoor at the top end of that strip rather than in the middle of it. That's exactly the arrangement most people want. Groceries and everyday errands are on Lomas and Carlisle.

Commutes are the underrated part. I-40 is a couple of minutes north at Carlisle or Louisiana. Downtown and I-25 are roughly ten minutes west on Lomas. UNM and the hospital are a straight shot down Central, and the Sunport, Kirtland and the labs are a quick run south. Not much of this city is more than twenty-five minutes from these blocks.

Schools

Albuquerque Public Schools serves the addition. Zia Elementary is at 440 Jefferson St NE, close enough that families here walk it. Jefferson Middle School is on Girard and Highland High is on Coal. APS redraws boundaries from time to time, so confirm the assignment for a specific address with the district before you get attached to it.

Who it suits, and who it doesn't

This works for someone who'd rather have a 1950 house on a quiet curved street inside walking distance of Route 66 than more square footage further out. If your list starts with a three-car garage, a primary suite and 2,800 feet under one roof, the Northeast Heights will make you happier and you'll get there faster. Broadmoor is also genuinely small, and the character of the surrounding blocks shifts once you cross Washington or Copper. Look at the specific street, not the ZIP code.
